Overview:

We are seeking a detail-oriented and experienced Renovation Loans Mortgage Underwriter to join our team. This role is responsible for underwriting renovation mortgage loan applications, including FHA 203(k), Fannie Mae HomeStyle®, Freddie Mac Choice Renovation and other renovation loan products. The ideal candidate will have a strong knowledge of agency and investor guidelines, renovation loan processes, and the ability to make sound credit decisions while ensuring compliance with all applicable regulations and act as Renovation subject matter expert for Underwriting Team providing detailed review of the residential renovation mortgage loan application and documentation as submitted to ensure loans meet underwriting guidelines.

Key Responsibilities:

  • Analyze and underwrite renovation loan files (including FHA 203(k), Fannie Mae HomeStyle® and Freddie Mac Choice Renovation) for creditworthiness, collateral, and compliance.
  • Review and validate income, assets, liabilities, property valuations, and renovation plans.
  • Collaborate with loan officers, processors, appraisers, and contractors to ensure renovation scope and cost feasibility.
  • Assess construction budgets, contractor credentials, and draw schedules in line with loan program requirements.
  • Ensure loans meet investor, agencies, and company guidelines and policies.
  • Render underwriting decisions including approvals, suspensions, and denials with clear documentation and rationale.
  • Monitor pipeline and meet productivity and turn-time expectations.
  • Stay up to date with mortgage regulations, renovation loan requirements, and investor updates.
  • Develop training manuals for FHA 203K, Fannie Mae Homestyle, and Freddie Choice renovation products.
  • Assist in training and mentoring junior staff or newly onboarded underwriters, as needed.

Requirements

Qualifications:

· Bachelor’s degree in the relevant field or equivalent experience in the mortgage and credit underwriting space.

· Minimum 5+ years of experience in Renovation Underwriting space.

· Meticulously review loan documentation for accuracy and completeness, including title and appraisals.

· DE (Direct Endorsement) or SAR (Staff Appraisal Reviewer) designation preferred.

· Strong understanding of FHA 203(k), Fannie Mae HomeStyle®, and other renovation loan programs.

· Proficiency with mortgage LOS (Loan Origination Systems) and automated underwriting systems (DU/LP).

· Excellent analytical, organizational, and communication skills.

· High attention to detail and ability to work in a deadline-driven environment.

  • Experience working with construction-related documentation.
  • Familiarity with investor overlays and niche renovation products.
  • Ability to interpret appraisals and renovation budgets effectively.
  • Strong problem-solving skills and a collaborative mindset.
